  • Compensation: Starting at $21
  • 00 hourly (depending on experience)
  • with commission potential

    Position type: Full-time

    This job requires a flexible schedule with varied work hours that include weekends


  • What We Are Looking For In a Service Technician

    HVAC certification required
  • Skilled in electrical, plumbing, appliance, painting, plaster/drywall, and lock repairs
  • Able to complete apartment turns within five (5) days
  • Experience with turnovers in both new and older buildings
  • Must provide own basic tools
  • Strong problem-solving and decision-making abilities
  • Clear, professional communication with residents, vendors, and teammates
  • Familiar with property management operations and basic budgeting principles (preferred)
  • Valid driver’s license, clean driving record, and reliable transportation for daily assignments and on-call rotation
  • Able to lift and carry up to 50 lbs independently
  • Capable of climbing ladders and accessing roofs, crawl spaces, and attics as needed
  • Able to stand, walk, bend, kneel, and crouch for extended periods
  • Comfortable working indoors and outdoors in varying weather conditions
  • Must be available for after-hours emergencies and on-call rotation
  • Consistent, dependable attendance required

    What You Will Do As a Service Technician

    Provide exceptional service to residents, exceeding expectations
  • Address resident maintenance and service requests promptly
  • Identify and resolve hazardous property conditions
  • Prepare vacant apartments for move-in within 5 days, including repairs and replacements
  • Perform various maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs
  • Maintain grounds and ensure cleanliness
  • Respond to emergency calls when on-call
  • Implement cost-saving initiatives and manage budgets effectively
  • Respond to resident requests within 24 hours
  • Manage the service team’s hours, focus, and on-call schedule
  • Provide mentorship and coaching to team members
  • Maintain a well-stocked maintenance shop without unnecessary spending
  • Streamline purchasing processes for cost-effective acquisitions
  • Perform technician and groundskeeper duties as needed
  • Efficiently schedule vacancies for 5-day turns
  • Assign service requests for a 24-hour turnaround
  • Manage security deposit dispositions and attend meetings as required
