Role Overview
The Mechanical Systems Commissioning Technician is responsible for ensuring that newly installed or upgraded mechanical systems operate efficiently, safely, and in accordance with design intent and project specifications. This hands-on role involves executing pre-functional inspections, performing functional performance testing, identifying and resolving deficiencies, and documenting system performance for HVAC, hydronic, plumbing, and building automation systems.
The technician will work closely with controls integrators, TAB professionals, engineers, and construction teams to validate system performance and ensure smooth handover to clients. Ideal candidates bring strong technical knowledge, attention to detail, and field experience with system startup and commissioning in complex environments such as hospitals, data centers, and large commercial facilities.
Core Responsibilities
Perform pre-functional and functional performance tests on HVAC, hydronic, plumbing, and controls systems
Verify sequences of operation, setpoints, alarms, and system performance against MEP design, submittals, and industry standards
Troubleshoot and resolve issues across mechanical equipment and building automation systems (BAS/BMS)
Validate TAB (air and water balance) reports and coordinate adjustments for system optimization
Maintain commissioning documentation: test plans, equipment verification, startup logs, punch lists, and final reports
Collaborate with superintendents, engineers, controls contractors, and TAB vendors to resolve deficiencies
Interpret mechanical drawings, control schematics, and commissioning plans to execute testing accurately
Participate in commissioning and project meetings, communicating findings and recommendations effectively
Support system startup, optimization, and turnover activities to clients’ operations teams
Ensure compliance with OSHA and company safety protocols, participating in safety audits and JHAs
Required Background
3+ years of commissioning, mechanical startup, or TAB experience on large commercial, healthcare, or mission-critical projects
Strong knowledge of HVAC equipment including AHUs, chillers, boilers, pumps, cooling towers, VAVs, and FCUs
Experience working with BAS/BMS systems (Siemens, Johnson Controls, Trane, etc.) preferred
Proficiency with commissioning tools such as airflow hoods, pressure gauges, and data loggers
Ability to produce and interpret commissioning plans, checklists, and test documentation
TAB certification (NEBB, AABC) or commissioning credential preferred
OSHA 10 or 30 certification preferred
Strong organizational, communication, and problem-solving skills
Experience with design-build or MEP subcontractor environments is a plus
