Job Brief
Job summary under the supervision of the association development manager, the outdoor operations supervisor is responsible for overseeing the landscaping plans and contracted services maintenance of 50-60 single family, townhome and condominium hoa common areas.

- Builds critical, long-term, key relationships with vendors related to outdoor services including but not limited to lawn care, landscaping, snow removal, and irrigation.
- Complete work orders related to outdoor services either independently or in collaboration with a vendor and communicate effectively with customers. This position may require seasonal supervision of part-time grounds keeping staff.
- Develops appropriate expectations in regard to plant and tree replacements, lawn and landscape maintenance, snow removal, irrigation, and other outdoor services to homeowners and the community while focusing on maintaining a high level of curb-appeal at all times.
- Works in partnership with the Land Development, Hubbell Homes and Marketing departments to ensure positive customer experience and brand reputation.
- Actively works on industry-specific licenses and certifications to stay current on relevant industry trends.
- Evaluates the needs of landscape and design concepts at all property locations and provides the most appropriate, cost-effective and environmentally friendly solutions.
- Manages the bidding process, contract negotiations, scopes of work, and vendor relationships for all related service to be provided by HRC Association Management.
- Other duties as assigned and/or necessitated in the event of an emergency. Qualification Requirements Minimum 2year’s grounds maintenance, lawn care, and/or lawn applications required.
- Snow removal experience preferred.
- Irrigation experience a plus.
- In-depth understanding of the industry, local trades, pricing, and project management.
- Proficient with Microsoft Office Suite including Word, Excel, and Outlook Skills, Knowledge, and Abilities In-depth understanding of the industry, local trades, pricing, and project management.
- Ability to interact with vendors, subcontractors, and homeowners.
- Ability to understand how to work within a department budget.
- Ability to handle multi-task, prioritize, and meet deadlines.
- Ability to interact with all levels of management.
- Good interpersonal skills, conflict management, and relationship building with service delivery partners (internal and external).
- Proficient with Microsoft office suite including word, excel, and outlook.
- Access to a reliable ph1with an active service/carrier. Physical Requirements Ability to frequently walk, kneel, bend, crouch, climb, crawl, etc. to reach items in need of repair or pulling weeds.
- Tolerance of all extremes of hot and cold weather (below 0 and above 100) frequently.
- Must be able to lift 50 lbs. occasionally to include bot not limited to lift and carry ice-melt from ground to truck bed h8on occasion, and shovel snow frequently during the winter. Lifts beyond 50 lbs. should be a team lift.
- Must be in a constant state of alertness to perform essential functions.
